A little preparation.
A lot more confidence.
Use this checklist to organize the conversation with your agent and lender.
Before your lender conversation
- Know your approximate income, monthly debts and funds available.
- Gather identification, recent income records and account statements as requested by your lender.
- Explain self-employment, gift funds or any unusual income sources directly to the lender.
- Use a secure lender portal for sensitive documents.
Before touring a home
- Choose must-haves and flexible preferences.
- Set a complete payment budget, including taxes, insurance and HOA costs.
- Compare commute needs, home condition and maintenance responsibilities.
- Ask about flood exposure, insurance availability and restrictions.
Before committing to a property
Get address-specific tax and insurance estimates. Review seller disclosures, inspection findings and relevant HOA information. Confirm applicable special district taxes. A seller’s current tax bill may reflect exemptions that do not match your future situation.
Most homeowners insurance excludes flood damage. Review flood information and ask an insurance professional about coverage even if the property is outside a high-risk flood zone.
Before closing
- Read your Closing Disclosure and resolve questions with your lender.
- Complete a final walkthrough and review agreed repairs.
- Independently verify wire instructions with the title company using a trusted phone number.
- Confirm identification, funds and possession arrangements before closing day.
