From your first question
to your front door.
A clear roadmap for buying your first home in Houston. Timing and obligations depend on your contract, lender and transaction.
1. Start with your comfort zone
Choose a monthly housing budget that leaves room for your life, savings and unexpected expenses.
2. Get a lender’s perspective
Discuss credit, income, debts, savings and loan options. A pre-approval is a useful starting point, not a final loan commitment.
3. Find your fit
Compare location, condition and total cost. Tour homes with a clear list of must-haves and tradeoffs.
4. Make an informed offer
Review price, financing, deadlines and contract terms with Jovany before you sign.
5. Look beneath the surface
Coordinate inspections and review available disclosures, title and survey information. Discuss issues within your contract deadlines.
6. Close with confidence
Work through the lender’s remaining conditions, review closing documents, verify funds instructions independently and complete a final walkthrough.
Keep your financing on track
Ask your lender before opening credit, making a large purchase, changing jobs or moving large sums between accounts during the transaction. Respond to document requests through secure channels and keep track of contract and lender deadlines.
Know your closing documents
For most covered mortgages, a lender provides a Loan Estimate within three business days after receiving a complete application and a Closing Disclosure at least three business days before closing. Compare the two and ask your lender to explain differences.
