A first home may be
closer than you think.
You do not always need 20% down. The right financing path starts with a lender reviewing your individual situation.
Separate the down payment from the full cost
The down payment is one part of the purchase. Closing costs, prepaid taxes and insurance, inspections and reserves also matter. A smaller down payment can mean a larger loan or mortgage insurance, so compare the full monthly payment and total cash required.
Ask about low down payment financing
FHA financing can allow a minimum required investment of 3.5% for eligible borrowers and transactions; additional qualification rules apply. Conventional and other programs have their own requirements. Ask your lender to compare programs, rates, fees and mortgage insurance for you.

Six questions before accepting assistance
- Is it a grant, a repayable loan or a forgivable second lien?
- What happens if I sell, refinance or move?
- What interest rate and lender fees come with the program?
- What are the current income, location and purchase-price limits?
- Is homebuyer education required?
- How much cash do I still need for the entire transaction?
