Fully amortizing fixed-rate loan. Mortgage insurance is a manual estimate and is not automatically calculated by program. An FHA upfront premium or other financed fees are not modeled. Cash figure excludes inspections, moving and reserves, and does not subtract deposits, credits or assistance. This is not an official cash-to-close estimate. Utilities and maintenance are additional.

First-time buyer answers

Let’s make home buying
less of a mystery.

Do I need 20% down to buy my first home?

Not always. Some mortgage programs allow a smaller down payment for eligible borrowers. Your options depend on credit, income, occupancy, the property and lender requirements. Compare the complete payment, mortgage insurance and cash needed to close—not just the down payment.

How much money do I need beyond the down payment?

Plan for closing costs, prepaid taxes and insurance, inspections, moving and an emergency cushion. Your lender’s Loan Estimate and later Closing Disclosure identify mortgage-related costs. Some contract payments may be due before closing; confirm timing with your agent and lender.

What credit score do I need?

There is no single score that qualifies everyone. Loan programs and lenders have different standards, and they also review income, debts, employment, assets and the property. Ask a lender to review your situation before assuming you cannot qualify.

Can I get down payment assistance in Texas?

You may qualify for a state or local program, depending on current funding, income, credit, purchase price, location and other conditions. Ask about grants versus repayable or forgivable loans, education requirements, interest rates and what happens if you sell or refinance.

What is included in my monthly mortgage payment?

Budget for principal, interest, property taxes, homeowners insurance and any mortgage insurance. Add HOA dues and flood insurance if applicable, plus utilities and maintenance. Taxes and insurance can change even with a fixed mortgage interest rate.

Is a new-construction home a good first home?

Compare the full cost, location, contract, estimated completion date, warranties, inspections and financing terms. Builder promotions may require a specific lender or other conditions. Ask about post-construction taxes and recurring fees before choosing.

What is the difference between an inspection and an appraisal?

An inspection evaluates the home’s condition and potential issues. An appraisal provides the lender with an opinion of value for the financing decision. One does not replace the other.

Can you help me buy a home in Spanish?
