Brand new home.
Same thoughtful planning.
New construction can be an option for a first-time buyer. Compare the full purchase, not just the advertised incentive.
Talk about representation early
Discuss representation with Jovany before visiting a builder’s sales office or registering online. Ask each builder about its agent registration rules and review representation terms before signing.
Read the incentive details
Ask whether a promotion requires a preferred lender or title company, a particular loan type, a specified closing date or an eligible inventory home. A temporary rate buydown is different from a permanent rate reduction. Compare Loan Estimates and ask what the payment becomes after any temporary benefit ends.
Budget for the completed home
Ask for taxes based on the completed property rather than the lot alone. Verify applicable special districts, HOA fees, insurance and costs for features that may not be included, such as blinds, appliances, fencing or landscaping.
Confirm the contract and inspections
Review completion expectations, deposits, change orders, warranties and delay provisions. Ask about independent inspection opportunities and the process for addressing findings. New does not mean that inspections are unnecessary.
